Demographic Profile
Although the community began in 1997, Heritage Highlands is still a relatively young community as indicated by the pie chart below. The average age of the oldest resident with our community is just over 67 years. The ages of Heritage Highlands residents are monitored so that the HOA can ensure we fall within the Federal Housing Authority (FHA) rules that exempts us from age discrimination.
The CCRs provide that at least one resident must be 55 years or older and no one under the age of 19 may reside in Heritage Highlands for more than 90 days in a calendar year. The CCRs further provide that 10% of residences in Heritage Highlands may be occupied by a qualified "younger person" defined as age 50 or above. This again validates the need to verfiy age compliance within our community.
Please note that age requirements listed above relate to residency. There is no restriction for a younger person to own a home in Heritage Highlands, only residency requirements for age. It is not uncommon for adult children to own a home in our community, yet their age-qualified parents reside in the home.
