Resolution:        August 2003

The Board of Directors adopted a Design Guideline stating:

All split rail fencing will be stained to match the interior theme fencing (fencing adjacent to common areas) of the communtiy using Diamond Vogel base AT1301 L/B with codes attached to Falcon Hills Split Rail on file with all Diamond Vogel distributors.

The Board of Directors has resolved that the Design Guideline will be implemented as follows:
  A. All new fences, including fences constructions based upon a request for approval to replace an existing fecn, shall be staind in accordance with the Design Guideline adopted in August 2003.
  B. Existing fences shall be inspected by the Board of Directors and/or the Architectural Committee to determine whether maintenance is required, including any maintenance due to weathering, fading, peeling, etc.., in order to return the fence to a neat and attractive condition. The Board of Directors and / or the Architectural Committee shall determine, on a case-by-case basis, whether the fence must be maintained by restoring it to its original condition or be staind in accordance with the Design Guidelines. The Board of Directors and/ or the Archtectural Committee shall notify any owner whose fenc is in need of maintenance and the level of maintenance that will be required.
